I'm James Furlo. I live in Oregon, where I invest in real estate and help others do the same.

I began investing while working full-time as a data scientist at HP. Over more than a decade, my wife and I bought, managed, and improved rental properties ourselves. Eventually, our rental income replaced my salary, and I transitioned into real estate full-time.

Today, I lead both investing and property management. This experience shapes our approach and decisions.

What I Actually Do

I'm a hands-on operator. I'm involved in:

  • Acquisitions and underwriting
  • Renovations and value-add execution
  • Leasing and long-term asset management
  • Building systems and teams that scale

Across our portfolio, we operate 200+ units spanning residential, multifamily, commercial, and mixed-use properties, including properties we own ourselves.

I don't just model deals. I live with the outcomes.

Furlo Capital exists for people who want exposure to real estate without day-to-day involvement. I structure and manage investments with a focus on durability, alignment, and execution.

Furlo Property Management exists because good investing depends on good operations. We manage properties with an ownership mindset, combining clear expectations, consistent systems, and respect for residents.
